According to the Toronto Regional Real Estate Board, the average selling price across the GTA in September 2025 was about $1,059,000, down roughly 5 percent from last year. The benchmark composite price is around $960,000, also slightly lower year over year.

In the Niagara Region, the benchmark price sits near $642,500, down 3 percent, with inventory and months of supply both up compared to last year. Across Southern Ontario, the average home price is about $793,000, a small decline of roughly 1.5 percent.

More listings are available and fewer bidding wars are happening, giving buyers more negotiating room. If you’ve been waiting for the right time to enter the market, this may be it. especially in areas just outside the core GTA. Get pre-approved, study neighbourhood data, and act decisively when you find the right property.
